Repairs For Commercial Flat Roofs
Our services are organized around four concerns: leaks, seams, flashing and drainage. A problem may involve more than one. Water near a drain can come from the outlet connection or a nearby joint, while a leak at a wall may involve flashing and adjacent roofing.
The service name is a starting point. Assessment of the roof establishes the affected detail and the materials needed to repair it.
Finding The Water Entry Point
The spot where water appears indoors does not always sit directly below the roof opening. The roof layout, connected walls and equipment can all be relevant to the investigation. A repair should address the source found instead of simply covering the nearest visible blemish.
If the leak has returned after previous work, the surrounding roof deserves another look. A new source or an overlooked connection can produce a familiar stain.
Using Compatible Repair Methods
Different roofing systems require different preparation and repair products. A white membrane, an old coating or a previous patch cannot be identified reliably from color alone. The existing material and the condition around the defect determine the method.
The receiving area also needs to remain serviceable. Where moisture or deterioration extends beneath the surface, the work may need to include more than the exposed membrane.
Knowing When Repair Fits
A localized defect may be repaired without replacing an otherwise sound roof. Repeated failures across a deteriorated assembly can call for a broader assessment. Restoration and replacement are options to evaluate when the findings support them, not automatic responses to every leak.
Our focus is repair and an understandable explanation of when that repair can address the problem at your property.
Commercial Service Across The Scottsdale Area
We serve Scottsdale, Carefree, Cave Creek, Fountain Hills and the Town of Paradise Valley. Our work concerns commercial and institutional buildings, including occupied properties where access and equipment need coordination.
Use the estimate form to provide the property address, your contact details and a description of the issue. Roof measurements and technical knowledge are not required to request help with a flat roof concern.
